Established in the fall of 2005, Franklin Construction Limited (FCL) was founded by Franklin Development to provide an in‑house solution for its growing construction needs. To lead the division, longtime business associate and friend Aubra Franklin brought in Karl J. Wanke as the company’s primary Managing Member. Karl’s extensive background in asset management, property maintenance, capital improvements, and overall industry expertise quickly became a driving force behind the company’s long term success.
The professional partnership between Aubra and Karl spans nearly three decades and is rooted in a shared commitment to quality, accountability, and excellence. Their combined expertise helped establish the foundation upon which FCL built it’s reputation in the multifamily construction industry. Through a hands on approach and personal investment in every project, FCL became known for its integrity, craftsmanship, and dedication to creating exceptional housing communities.
As the company evolved, so did its leadership. In January 2026, Karl J. Wanke acquired full ownership of Franklin Construction Limited, marking a significant milestone in the company’s history and a natural progression of its continued growth. Shortly thereafter, he welcomed Executive Vice President, Karl K. Wanke, as a partner and secondary owner.
Prior to his transition into ownership, Karl K. had already played a critical role in shaping FCL’s future. His leadership in business development helped expand operations, strengthen the company’s presence across multiple states, and cultivate a strong and sustainable project pipeline. His addition to the ownership team reflects a shared vision for the company’s future and reinforces FCL’s commitment to innovation, strategic growth, and operational excellence.
Together, Karl J. and Karl K. Wanke lead Franklin Construction Limited with a focus on long-term success, strong client relationships, and the company’s enduring mission of “Building. Community.”
Franklin Construction Limited is created and later formed in August 2005.
Artisan at Creekside (2007-2009) is built with the San Antonio Housing Authority.
Sutton Oaks (2010-2012) - tax credit deal for affordable housing partnership with SAHA.
Artisan at Dilley (2013-2014) community is built with the Dilley Housing Authority.
Gonzalez Apartments (2017-2019) is the first affordable housing partnership with Housing Authority City of El Paso.
FCL is awarded it's first Build-to-Rent (BTR) project in San Antonio, Texas (Sonoma Verde Single Family).
FCL is selected as the general contractor to work with SAHA in their first direct partnership deal.
FCL celebrates 20 years of serving the community of Texas.
FCL is named Top 10 Fastest-Growing Independent Businesses by the San Antonio Business Journal.
San Antonio Business Journal names FCL one of 2026's Biggest General Contractors.
Completed first senior independent housing community - Home Town (2005-2007) in North Richland Hills, TX.
Franklin Park at Stone Oak (2009-2011) the first fully licensed (TDADS) facility feature assisted and memory care units.
Artisan at Port Isabel (2011-2012) project built with the Port Isabel Housing Authority.
Franklin Park Alamo Heights (2014-2017) is the flagship senior living project for Franklin Companies featuring independent, assisted and memory care living options.
FCL builds its first multifamily project, in Slidell, Louisiana (The Mason Fremaux Park).
FCL builds its first mid-rise multifamily project in Oklahoma City, Oklahoma (Domain at Chisholm Creek).
FCL is awarded its first "for sale" project in Austin, TX.
FCL is named a Top Workplace by San Antonio Express-News.
FCL expands reach with New Mexico licensing (Franklin NM Builders LP: License #423306).
